Most of our best off-plan stock is allocated to existing clients within 10 days of launch, well before it hits our public investments page. The Investor Collective is the list we send to first.
Free to join. Selective by design: we approve applications personally to keep membership quality high. Sitting members are typically portfolio landlords (5+ properties), international investors deploying £250k+ annually, or SIPP and limited-company buyers with long hold horizons.
Off-market first
Members receive 2–3 pre-launch UK off-plan and resale opportunities every month, typically 7–10 days before they reach our public investments page or any portal.
Institutional underwriting
Every opportunity is pre-vetted with JLL and Savills five-year forecasts, independent rental comparables, stress-tested voids and a written buy-case PDF.
Developer-level pricing
Launch-phase allocations at 5–12% below public pricing. Payment plans typically 10% on exchange, staged at construction milestones.
Quarterly market intelligence
Members-only quarterly market briefing: where we're buying, where we're exiting, regulatory risks, refinance windows.
Direct line to founders
WhatsApp access to Lewis and Kazuki for members. Any portfolio question, any time.
Event + roundtable priority
