How these purchases work

All four are off-plan. Here’s why that matters.

Buying off-plan, securing a property before completion, is the route most sophisticated international investors use to enter London. Six reasons why.

  1. Your price, agreed today

You agree the price at exchange and complete 18 to 36 months later. Values can move either way in that time, and we'll talk through both honestly.

  2. Staged deposits, preserved capital

Typically 10% on exchange, the balance at completion. Your capital keeps working elsewhere in the meantime.

  3. First pick of the building

Floor, aspect and view are chosen before the wider market sees them. At a 30-residence scheme, that window is weeks.

  4. Brand-new, warranty-backed stock

A 10-year warranty, current EPC standards and no refurbishment risk. It lets best and asks least of a remote owner.

  5. Time to arrange it properly

Unhurried months to structure the purchase, arrange finance and time your currency, rather than racing a deadline.

  6. A developer you can underwrite

Off-plan is only as strong as the counterparty. London Square is wholly owned by Aldar, and deposits sit under UK warranty schemes.

Property values can fall as well as rise. Off-plan purchases carry their own considerations, and we cover these openly in every consultation.

London Square, an Aldar company

The developer

A London developer with Gulf-scale backing.

Founded in 2010, London Square has grown into one of the capital’s most respected residential developers, with a development pipeline worth over £2 billion and a portfolio spanning prime Zone 1 towers to established village neighbourhoods. Its record has been recognised across the industry, including the International Property Awards (Winner, 2025), the New Homes Awards (Winner, 2024) and the Platinum Award for Customer Satisfaction (2026).

In December 2023, London Square was acquired outright by Aldar Properties, Abu Dhabi’s largest listed real estate developer and one of the most recognised names in Middle East property, listed on the Abu Dhabi Securities Exchange. The £230 million acquisition was Aldar’s first outside the MENA region, and it chose London, and London Square, as the spearhead of its international strategy.

For investors the significance is simple. These four developments carry the design pedigree of a specialist London developer, underwritten by the balance sheet and delivery discipline of a Gulf institution. For our clients across the GCC in particular, Aldar is a name that needs no introduction.

What Red Cardinal does

From first conversation to first tenant, and beyond.

Red Cardinal exists for one type of client: the international investor who wants UK property without UK admin. We’re a UK buy-to-let consultancy, and every stage of your purchase runs through one team.

“You never need to set foot in the UK to own, let and manage a London property. That is the point of full-circle.”
  1. Private consultation

Your goals, budget and structure, and which of the four developments actually fits them.

  2. Selection and reservation

Plot-level guidance and negotiation of your terms.

  3. Purchase and legals

Introductions to UK solicitors and mortgage brokers experienced with overseas buyers. We coordinate the whole chain.

  4. Exchange to completion

Progress reporting through the build, with snagging and handover managed on your behalf.

  5. Furnishing and lettings

Furnishing packages, tenant sourcing and compliance, handled before you've boarded a flight.

  6. Ongoing management

Rent collection, maintenance and reporting. Your asset managed end to end while you're anywhere in the world.

Questions, answered

Before you book.

How does a video consultation work, and how long is it?

It's a private 45-minute video call with a Red Cardinal consultant, just you and us, prepared around your budget and the developments that fit it. We go through the schemes in detail, what's available, and how buying works from your country. No group webinar and no hard sell. You're welcome to bring a spouse or an adviser onto the call.

What happens after I send my request?

One of our London team calls you within one working day, by phone or WhatsApp, for a short introductory chat about what you're looking for. We then pencil your private consultation in on Thursday 26, Friday 27 or Saturday 28 November, at a time that suits you in UAE or UK hours, and prepare a briefing on the development you're interested in.

Can I buy a London property without visiting the UK?

Yes. There are no nationality or residency restrictions on owning property in England, and the whole purchase can run remotely: video calls, digital identity checks, and UK solicitors who act for overseas buyers every week. Many of our clients never visit before completion.

Can non-UK residents get a mortgage?

In many cases, yes. A number of UK and international lenders offer mortgages to non-resident buyers, and some offer Sharia-compliant routes. Because these are off-plan purchases, you'd usually apply nearer completion. A specialist broker confirms what's available to you and at what rate. We'll introduce you to one.

What taxes apply to overseas buyers?

The main one is Stamp Duty Land Tax. Buyers who aren't UK resident pay a surcharge on top of the standard rates, and there are further rules for additional properties. The right figure depends on your circumstances, so we give you a personalised estimate in your consultation, subject to independent legal and tax advice.

How are deposits and payments structured on an off-plan purchase?

Typically you pay a reservation fee, then a 10% deposit on exchange of contracts (usually within 21 to 28 days), sometimes further staged payments, and the balance on completion. Your money is handled through regulated UK solicitors, and new-build deposits benefit from UK warranty and deposit protection. We set out the exact schedule for your chosen scheme on the call.

When do the developments complete?

London Square estimates Q1 2028 for London Square Woolwich, the first half of 2028 for Westminster Tower and Q3 2028 for Wimbledon Bridge House. The Hexon is at an earlier stage, with completion expected in summer 2030, so it has the longest runway of the four. Dates can move, so we'll confirm the latest in your consultation.

Is there anything special about booking during the event?

Booking during the event gives you priority plot selection ahead of general release, including pre-launch access to The Hexon, and a briefing prepared for your consultation. Any event-specific terms from London Square will be confirmed on this page.

Who are London Square and Aldar Properties?

London Square is a London residential developer, founded in 2010, with a pipeline worth over £2 billion. In December 2023 it was acquired outright by Aldar Properties, Abu Dhabi's largest listed real estate developer. Red Cardinal is independent of both. We advise you and handle the purchase on your side.

What does Red Cardinal do after I buy?

As much or as little as you want. Our full-circle service covers solicitors, currency transfer, snagging and handover, furnishing, tenant sourcing, referencing, rent collection, maintenance and ongoing reporting. You can own and let a London property without ever needing to visit.

Is there any obligation to buy?

None. The consultation is free. Red Cardinal is paid by the developer on completed sales, the same way any UK new-homes agency is, so you pay us nothing for the consultation or for our guidance through a purchase. If London isn't the right home for your money at the moment, we'll tell you.

What are the risks of buying off-plan?

Values can fall as well as rise, build programmes can move, and rental income is not guaranteed. The mitigations matter: an established developer, UK warranty and deposit protections, and regulated conveyancing. We'll give you a straight assessment of both sides. That's what the one-to-one is for.
