Why now
Why Omani investors are choosing UK property in 2026
Oman has no personal income tax today. A 5% tax on individuals with annual income above OMR 42,000 takes effect on 1 January 2028, with the double taxation agreement determining how UK tax already paid is credited. The rial is pegged to the US dollar.
Typical profile: Long-term buyers looking for rental income and a stable sterling asset, often starting with a London new-build apartment on a staged payment plan, or a higher-yielding city-centre flat in Manchester or Liverpool.
- 01
London prices are not stretched. The ONS index had London down 3.3% in the year to July 2026, the weakest English region, and Nationwide had the capital broadly flat in the third quarter.
- 02
New-build London stock is selling. London Square reported first-half 2026 sales of £251 million, up 236% on a year earlier, with Middle East buyers making up 10% to 15% of its international sales.
- 03
Off-plan payment plans spread the commitment. On the London Square schemes we offer, 75% to 80% of the price is due on completion rather than at exchange.
- 04
Rental demand is firm. ONS figures show London rents up 3.5% and North West rents up 5.8% in the year to August 2026.

Tax & structure
UK-Oman: the tax and legal picture
The UK-Oman double taxation agreement entered into force on 9 November 1998 and was amended by a 2009 protocol. It sets out which country may tax rental income and gains, and how relief is given where both do.
SDLT
Overseas buyers of an additional residential property pay the standard rates plus the 5% higher-rates surcharge and the 2% non-resident surcharge. On a £500,000 purchase that comes to £50,000 in total.
Income tax on rent
UK rental profit is taxed in the UK at 20% and 40%. From April 2027 the rates on property income rise to 22%, 42% and 47%. Once HMRC approves you under its Non-Resident Landlord Scheme, rent can be paid to you without tax deducted, and the tax is settled through a UK return.
CGT on disposal
Non-residents pay UK capital gains tax on UK residential property at 18% or 24%, with an annual exempt amount of £3,000. A disposal must be reported to HMRC within 60 days.
Inheritance tax
UK residential property is within the scope of UK inheritance tax whoever owns it, including through most company structures. Estate planning needs specialist UK advice.
Visa & residency
Owning UK property does not give a right to live in the UK, and the Tier 1 Investor visa closed in 2022. Treat UK property as an investment decision, and take immigration advice separately if residence matters to you.
FX
OMR → GBP
The Omani rial is pegged to the US dollar at 0.3845, so your GBP purchasing power moves with the pound against the dollar. A specialist currency broker for completion monies usually improves on a standard bank rate.
How we adapt the process
Bespoke workflow for Omani clients
- Meeting rhythm
- Calls work best between 10am and 2pm UK time (2pm to 6pm in Muscat). The working week in Oman runs Sunday to Thursday, with Friday and Saturday as the weekend, so we schedule around both calendars.
- Remote purchase
- Every stage of a UK purchase can be completed from overseas. Identity checks, contracts and powers of attorney can be handled remotely or at a notary, and completion monies are sent by bank transfer to the solicitor.
- Source of funds
- UK solicitors must verify where purchase money comes from. Expect to provide a passport, proof of address and bank statements or other evidence showing how the funds were built up.
- Lettings from abroad
- We arrange letting and management on completion, so rent, compliance and maintenance are handled in the UK and reported to you in writing.
FAQ
What Omani investors ask us most
Can I buy UK property from Oman without visiting?
Yes. The whole purchase can be completed remotely, from reservation through exchange to completion. Many buyers visit once the property is built, but it is not required.
Do Omani investors pay tax in Oman on UK rent?
Not at present. Oman's first personal income tax, at 5% on individuals with annual income above OMR 42,000, takes effect on 1 January 2028. UK tax paid on UK rent should be relieved under the UK-Oman double taxation agreement, but the detailed rules are new, so take advice from an Omani tax adviser.
Is sharia-compliant finance available?
A small number of UK providers offer home purchase plans, usually structured as ijara or diminishing musharaka. Availability for non-residents is limited and changes often, so we check the current market for each client rather than quoting a standard rate.
How does the currency affect the purchase?
The Omani rial is pegged to the US dollar at 0.3845, so your GBP purchasing power moves with the pound against the dollar. A specialist currency broker for completion monies usually improves on a standard bank rate.

No personal income tax in the UAE means UK rental income and gains are taxed only once, in the UK. Net returns for UAE-based investors are materially higher than equivalent European buyers.
Nigeria
NGN · GMT+1 (WAT)
UK property is the most effective Naira hedge available to a Nigerian investor in 2026. Since 2022 the Naira has devalued approximately 70% against GBP. UK GBP-denominated property has held value in Naira terms even accounting for modest UK price movements.
South Africa
ZAR · GMT+2 (SAST)
South African emigration flows and Rand weakness have made UK property a wealth-preservation default for professional South African families. The Rand has lost over 50% against GBP since 2010. UK property held in GBP has preserved real purchasing power while South African assets have eroded.
Kuwait
KWD · GMT+3 (AST)
The Kuwaiti Dinar is the highest-value currency in the world. Kuwaiti buyers enjoy exceptional purchasing power in GBP terms. Combined with Kuwait zero personal income tax, UK property economics for Kuwaiti investors are among the best globally: net UK rental yield equals total take-home return, and GBP-denominated assets provide portfolio diversification from regional concentration.
